Not every update or renovation in the home will make your home more attractive or more valuable, so you must take care. We spoke to a mortgage lender Travis Cadman who introduced us to some great tips for people to think about if they want to add value to their property. If this is something that you’d like to do then here are some tips on where to get started.
Garden
Whether you are green fingered or not, you should think about giving your garden a makeover to make it more valuable and more appealing to buyers. Recent studies indicate that there are many house-hunters throughout the USA who rank gardens being up to scratch quite highly on their list. In many cases this doesn’t need to be a huge landscaping job, you can simply clean it up, add some simple installations and ensure that it looks clean, tidy and well cared for.
Kitchen
Unless you have installed a new kitchen in the last 5 years, it may be time to give your kitchen the makeover that it needs in order to boost the value of the property. If you are planning to sell the property ASAP then investing in a new kitchen may not be the best idea, if this is the case then you can simply look to replace worktops, perhaps the splashback or even re-tile, to give the kitchen a glossy new look. If you aren’t selling yet but you’d like to add value, a new kitchen makes for a very good idea. It is believed that if you sell your property within 5 years of installing a new kitchen, you should be able to recoup around 60% of your original investment.
Taps and Fixings
A very important change to make around the home is to modernized your taps and fixings. Do this with all of the taps in the home and also look to replace plug sockets and switches. Doing this before selling your home will add some shiny and polished details to the property, giving the impression of one which has been well looked after and decorated.
Entrance
When someone views a home there is a lot of mental notes being taken and even the slightest things can give the viewer a positive attitude. Essentially what you are doing here is cheating the viewer ever so slightly with a well thought out fraud. This is why getting the entrance right is so important. You aren’t lying to your viewers, you are just making sure that they have the right mindset to appreciate what they are looking at. Update the front door and the entrance area, and you can ensure that the viewer is going to be positive when looking around the rest of the house, make sure that you make the right first impression.
